Factoring

We provide a comprehensive property management service to our owners & sharing owners within our estate.

Services we provide include:

  • Door Entry Service & Maintenance
  • TV Aerial Service
  • Estate Lighting
  • Grounds Maintenance
  • Stair Cleaning & Bin Pull Out Service

In addition to the above services we will undertake a range of common repairs which will be charged out to owners in line with the individual share split. These will include:

  • General Repairs
  • Gutter Cleaning
  • Roof Anchor Inspections

We also provide building insurance. The premium will be included within the annual factoring invoice.

Factoring invoices are issued on an annual basis for common and building insurance, service charges and the Association’s management fee.  Owner occupiers who make payment in full within 28 Days, will receive a 5% discount.  Alternatively payment can be spread over 12 months, by direct debit, at no additional charge.

Minor common repair invoices are issued on a quarterly basis.  Where any major common repair work is scheduled to take place, i.e. in excess of £2,000 per close, the Association will contact owners with estimated costs and will also arrange a meeting to provide owners with an opportunity to discuss the planned works, costs and payment options. As a gesture of goodwill, and where possible, owners will be notified by letter in advance of any invoice being sent for works expected to exceed £1,000 of an individual common repair.

Debit and Credit Cards are accepted as payment methods. Direct Debits can also be set up for annual factoring costs.
